For lenders & servicers

You start it. They work it. Your inspector proves it.

A repair or replacement reserve at purchase. The capital projects at a property you lent on. A construction loan with draws. In every case: you start the project, add the owner's team, assign your inspector, and release only the dollars the work has earned — with the invoice, the photos and the report on the line.

No account needed for the demo. Then your first 3 projects are free; after that, one line per project you can pass through to the borrower.

Reserves at purchase

The PCA's required repairs and replacements, held at the agency multiple with each item's clock running from closing. One dashboard across the book: held, released on completed work, still held.

Capital projects through ownership

The owner's capital work at the properties you lent on, tracked item by item by their team — budget, spend to date, status, who is on it, and the proof — without asking for a spreadsheet.

Draws on the construction loan

Lay out the schedule once. Each request lands against the next planned draw with the schedule of values and retainage; your inspector's report comes back to the same page you release from.

You add the team. They work from the link.

Nobody on the borrower's side sets anything up. You name them when you start the project — or any time after — and each gets a link that opens straight to their part of the work. The green bar on every project names whose turn it is; reminders run on their own at 30, 7 and 1 days.

Owner / asset manager

Sees the budget, the draws and whose turn it is. Adds their own people.

Property manager

Marks repair items complete, or submits the draw, with invoices and photos on each line.

Construction manager

Runs the work on site and submits completion evidence like a PM.

Your inspector

Assigned by you. Gets the request, walks only those items, submits the report and photos from the same file.

The obligation is yours. The evidence isn't.

On an agency loan the servicer administers the loan documents so the completion/repairs happen on time, releases only against items identified in the PCA, and closes each one out. Every part of that depends on paperwork sitting in the borrower's email — and on an inspection report that lives in a third inbox.

Held at the right multiple

The reserve at the agency multiple — 125% Fannie, 120% HUD — set when the project is created, not recalculated by hand at each release.

Released against the item

Each release is tied to the PCA line it satisfies, with the invoice, the photos and the inspector's report attached to that line.

Closed out with dates

Completion dates, extensions and the reason for each are on the record when you need to enter them or evidence them later.

Proven is not a system of record and does not replace your loan administration. It is the shared workspace between you, the borrower's team and your inspector, so the file you are accountable for builds itself as the work gets done.

Pricing

First 3 projects free. Then $25 per project per month.

We bill you, one line per project. Pass it through to the borrower as a draw or inspection fee — the way you already pass through the inspection. Everyone you add joins free. No seats, no tiers, no contracts. One sentence below makes it a project cost in the loan documents.

Want it in the loan documents?

Optional. One sentence in the commitment letter puts every new loan on the shared workflow from day one — and makes the fee a project cost.

Repair reserve condition

“Borrower shall complete the Required Repairs on the Proven platform (provenspec.io) established by Lender for the Property, documenting completion of each item with invoices and photographs. Release of Repair Reserve funds is conditioned on Lender's review of that documentation and, where Lender requires, an inspection report submitted through the platform. Platform and inspection fees are a project cost payable by Borrower.”

Capital projects condition

“Borrower shall keep the capital projects at the Property current on the Proven platform (provenspec.io) established by Lender, including budget, spend to date, status and completion evidence for each item, and shall permit Lender's inspector access to confirm completion. Platform and inspection fees are a project cost payable by Borrower.”

Construction draw condition

“Each Draw Request shall be submitted through the Proven platform (provenspec.io) against the schedule of values established by Lender, with supporting invoices and photographs on each line. Where Lender requires, disbursement is conditioned on an inspection report confirming the percentage of completion of the work for which payment is requested, submitted through the platform. Platform and inspection fees are a project cost payable by Borrower.”

Questions credit asks.

Do we have to change our systems?

No. You add the property and the people; they work from a link. Your ledger and loan-administration software stay where they are — Proven replaces the email thread and the spreadsheet between you, the borrower's team and the inspector.

Who do we add to a project?

Whoever runs the work on the borrower's side — the owner, an asset manager, the property manager, a construction manager — plus your inspector. Each sees only their projects with you. Controllers, accountants and credit officers can be added read-only.

How does a repair list or budget get in?

Upload the PCA table, lender letter, G702/G703, Yardi export, or the owner's capital budget. AI reads it into line items; you confirm every line before it counts. Or let the property manager upload it from their link.

How do inspections work?

You assign the inspector to the project. When items are marked complete or a draw comes in, request an inspection; they see only those items, walk them with photos and notes, and submit the report from the same file. You release from the page it lands on. Bring your own inspector or ask us for one.

Who pays?

We bill you, the lender — one line per project. Most lenders pass it through to the borrower as a draw or inspection fee, the way the inspection itself is passed through; the clauses below make it a project cost. Your first 3 projects are free; after that, $25 per project per month. Everyone you add joins free. For a larger book, ask us for portfolio pricing.
